Our way of working in Oakwood is simple. Listen to what you noticed, inspect the door from the bottom seal to the header, explain the cause in ordinary words, and offer the sensible options with their prices, on site, before the work begins. Parts that still have life in them are left alone.

We began serving Oakwood through referrals from neighbours, and that is still how most calls arrive. The technicians know the streets and the door styles, and they bring the same habits to every visit: listen first, inspect the whole door, explain before working, do the job properly and sweep up. Repairs, openers and new doors are all handled by the same team.

  • Care with heavy parts. Springs and cables are handled with the right tools and a steady method, and the door is secured before any tension is released.
  • Clear about what comes next. Before we leave, you know what was done, what to watch for, and when the door might want attention again.

2021 Census

What it means at the door

About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Older homes

Extension springs are common on older doors, and they should carry a safety cable through the middle so a broken spring is held rather than flung. Adding those cables is a small job the technician checks for and offers on any older door he services.

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

Townhouse rows generally have a narrow single door on each unit, with shared walls on both sides. Noise from a chain opener or dry rollers carries straight into the neighbour's home, so quiet belt-drive openers and nylon rollers are a popular and considerate choice here.

Openers & Access

Chain-Drive Opener Repair

Halfway up, the door lurches. Something in the drive skips a beat, the chain jumps, and the door finishes its travel with a jolt.

Belt-Drive Opener Repair

Someone tightened the belt last month to stop the sag. Now the opener sounds like a chain drive, the motor labours on the way up, and the whole rail vibrates under the ceiling.

Garage Door Opener Replacement

Press the button and the motor hums, but the door stays exactly where it is. Under the housing there is a dusting of white plastic shavings, the sign of a stripped drive gear, and this is the second time it has happened.

Smart Garage Controller Setup

It is February. You come down in the morning and the garage door has stood open all night; the car is frosted inside, the furnace has run without a pause, and the pipe in the shared wall is your first worry.

Emergency Release Repair

It is the coldest morning of the year. A week of slush and road salt has crusted over the outside release lock, the key will not seat, and the opener inside is silent after the overnight outage.

Which fix fits?

The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place.

Describe the property, the hardware and what has changed, and the visit starts from what you have seen.

  1. 01

    Booking made simple

One call sets the visit. We ask for the door type, the opener if you know it, and whether the door is currently stuck open or shut.

  2. 02

    A careful look

Every visit opens with a full check: balance, spring condition, cable wear, roller state, track alignment and sensor response.

  3. 03

    Clear choices, careful work

We lay out the options in plain terms, do what you choose with the right tools, and run the door until we are satisfied it is right.

A forklift clipped the bottom panel while backing through the bay. The section is creased near an end stile, the lower roller rubs the track, and daylight now shows along one corner when the door closes.

The questions that come up

Questions · (289) 804-8595

Do you adjust the door as part of the seal work?

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.

My door is heavy insulated steel. Which rollers suit it?

A heavier door needs rollers with a load rating to match, generally ball-bearing rollers rated around seventy-five to one hundred pounds each rather than the light plastic wheels many doors ship with. It often needs long-stem rollers at the double hinges on the end stiles, and the top rollers, which travel furthest under load, deserve the sturdiest in the set. Nylon with ten or more bearings suits most insulated residential doors; very heavy or commercial-weight doors may still call for steel.

Can worn rollers damage the track?

They can, and it is one of the slower ways track goes wrong. A wheel that no longer turns on its bearing skids along one lip of the channel, and over thousands of trips that pressure pries the lip open until a roller can slip out. When a spread section is closed up, the rollers that caused it are replaced at the same time, otherwise the new profile opens again within a season.

What stops the door from falling if a cable lets go?

It depends, and not reliably. The other cable and its spring may hold that corner so the door tips and wedges in the track rather than falling square, and the rollers binding can add some resistance, but neither is dependable: the door can still drop unexpectedly on the failed side. Some doors also carry a broken-cable device on the bottom bracket that grips the track if a cable fails. Because the door may not be held at all, the technician clamps and supports it before doing anything else.

How do you tell whether it is the opener or the door?

By separating them. With the door closed, the emergency release is pulled so the opener is out of the picture, and the door is lifted by hand. A balanced door rises without strain, hangs where you leave it around waist height and stays open at the top. If it does, the opener is at fault. If it is heavy, drifts or binds, the door is the cause and the opener was only reporting the strain. This one check prevents a great many wrong repairs.

Why does the door open only partway and stop?

Three causes account for most cases. The up travel limit has drifted short and needs turning out. The door has become heavy or stiff somewhere in its travel, so the operator senses resistance and stops, which points to the springs, rollers or track. Or the chain has slipped out of phase with the motor, in which case the limit screws have no effect and the chain must be re-set on the sprocket with the trolley at the closed position.

What do the small lights on the sensors mean?

Arrangement varies by model: most pairs carry an indicator on each side, in differing colours for sender and receiver, though some older pairs light only the receiver, so check the maker's chart. A receiving light that is dark or flickering means the beam is not landing on it, so the pair needs aligning or something is in the way. Both lights dark means the pair has no power, which points to the wire or the terminals at the head unit. Steady lights on both sides mean a healthy system.

Why are new springs selected for the replacement door?

Counterbalance springs are chosen around the completed door's weight, height, track arrangement and intended travel. Insulation, steel skins, windows and reinforcement all contribute to that load. A spring combination from a different assembly may provide unsuitable torque even when it physically fits. Matching the counterbalance to the ordered door supports manageable manual movement and orderly cable travel.

Can I choose privacy glass and still get natural light?

Yes. Frosted, obscure, tinted, mirrored and laminated choices can diffuse views while admitting daylight, with the exact effect varying by material and lighting. Privacy is assessed from both sides because a bright interior at night changes visibility. Some layouts combine more private lower panels with lighter upper rows, shaping sightlines around how the garage is used.

Can one damaged section be replaced on its own?

Often it can, provided a compatible section is available and the surrounding panels, end stiles and hardware remain serviceable. Matching involves more than width and height: thickness, profile, insulation, joint shape, reinforcement and hinge pattern all matter. The technician also checks whether the impact shifted track or mounting points before deciding that a single-section repair is the right scope.
