Garage Door Panel Replacement
After an overnight freeze the door stuck to the slab, the opener strained, and something gave.
In plain words
Winter is hard on the bottom section. Meltwater collects under the seal and freezes the door to the slab; the opener then pulls on a door that is anchored at the floor, and the bottom section bows or a hinge tears out of its stile. Road salt and slush finish the job by rusting the lower edge. Replacing that section restores a flat, sealed bottom edge and gives the door a new set of bottom brackets and seal retainer. Because the lift cables attach at the bottom, the springs are unloaded first, then reloaded and balanced once the new section is in, so the door runs as it should.
How the visit goesYears of slap shots have peppered the lower two sections with dents. Each one alone is small, but from the street the door looks tired, and the deepest dent near the centre has cracked the paint and shows bare steel.

How the visit goes

Which position took the hit
Bottom, middle and top sections are different parts with different jobs, and the position sets the shape of the repair. A bottom section carries the lift cables through its bottom brackets, so replacing it means unloading the springs first. A top section carries the opener arm bracket and the top roller fixtures, so its replacement includes resetting how the opener pulls. An intermediate section carries only hinges and rollers and is the simplest exchange. The technician also checks whether the damaged section is a special one, such as a glazed section or one with a factory strut, because it is ordered as that exact position and type.
Top section: fixtures and the opener arm
Replacing the top section involves the parts that steer the door into the horizontal track and connect it to the opener. Adjustable top roller brackets are fitted to the new section and set so the top edge seals against the header when closed. The opener arm bracket goes on exactly as the door manufacturer's own instructions specify for that section, using that maker's reinforcement configuration rather than a generic strut, because the arm concentrates all the opener's pull on that spot. If the original top section lacked the specified reinforcement and had bowed there, it is added now to the door maker's design. The top weather seal on the header is checked for contact and adjusted where needed.
A record of the door for next time
You leave with the door's identity written down: manufacturer, model or series, section height and thickness, panel design, colour code and the position of the section that was replaced. Keep it with the house papers or photograph it and file it on your phone. The next time a section, a hinge or a set of rollers is needed, that record turns a search into a straightforward order. It also tells any future technician what has already been changed and when, which helps them judge the rest of the door's age and condition without guessing.

What affects the quote
How many sections are affected
One section is the base case. Two adjacent sections add a second unit and its hardware but share the setup; three or more usually prompts a comparison with a complete door so you can weigh both.
Windows in the section
A glazed section carries frames, glass and sometimes decorative inserts, each specified with the order. A section with windows is quoted as a glazed section; adding windows where there were none changes the line as well.
Door width and section size
A section for a double door is nearly twice the length of one for a single door, with more steel, more hinges and a heavier lift. Section height and thickness feed into the same line.
What to have ready
- Would you consider a whole new door if a matching section is unavailable?
- Roughly how wide and how tall is the door?
- Roughly how old is the door, and has any section been replaced before?
Garage Door Panel Replacement: questions
QuestionsMy door is insulated. Does the new section need the same insulation?
It should. Insulated sections come in different thicknesses and core types, and the replacement needs to match yours so the joints line up, the hinges sit at the right depth and the weight stays consistent with the springs. Mixing an insulated section into an uninsulated door, or the reverse, generally means a step at the joint and a change in balance. The technician reads the thickness and core type from the door before ordering.
Can a section with windows be replaced, or windows added?
Yes on both counts, within what the manufacturer offers for your model. A damaged glazed section is ordered as a glazed section, with the frame style and glass type specified. Windows can also be introduced by ordering the replacement, usually the top section, in a glazed version. Bear in mind that a glazed section can weigh differently, so spring tension is checked, and that the window frame style should be chosen to suit the door's panel design.
Does a new section bring back the door's original strength?
A section ordered to the same specification carries the same steel gauge, core and reinforcement as the original, and it is fitted with sound hinges, new fasteners and, where the design calls for it, a strut. Combined with the alignment and balance work done at the same time, the door returns to operating the way its manufacturer designed it to. Where an original section had bowed for want of a strut, adding one leaves that part stiffer than before.
